New rules for holiday and short-term lets: a guide for owners in Andalucía
The Spanish government has announced the introduction of this procedure, effective from 2025. All homeowners must comply in order to advertise on vacation and seasonal rental platforms.
Although little is yet known about the new national registry, Housing Minister Isabel Rodríguez explained some of the main aspects of these new regulations on tourist and seasonal housing.
According to the decree submitted for public hearing, landlords are required to obtain a registration number, provide the information required for registration or annual renewal. In Andalucía there is already registration and a fixed number, in this therefore nothing will change and these numbers will now be registered nationwide. However, to obtain this number there are now stricter rules and a municipality can decide per region whether to grant a license.
The central government has also announced that the registration number obtained is valid for 12 months. After this renewal must be requested by providing a list of rentals under each rental category for which this registration number was first authorized and, in the case of seasonal rentals, a responsible statement that the reasons justify the seasonal nature of the rental. In the case of Andalusia, tourist property licenses have no expiration date, so they remain in force as long as the accommodation meets the requirements of regional regulations and as long as the owner wishes to keep them in force.
So for now, not much will change in Andalucia, which is a relief to many.
