Energy labels in Spain from 2030: what does this mean for homeowners?
From 2030, all homes in Spain must have at least an E energy label in order to be sold or rented out. From 2033, the bar will be raised to label D. The energy label (CEE) was already mandatory for sales/rentals, but now a minimum score is also being introduced.
Why this is important
- Without a minimum label, you will not be able to sell or rent out your home.
• A better label increases the value and attractiveness of your home.
• You yourself benefit from lower energy costs and greater comfort..
Example: from label F → label E
Suppose: a detached house from the 1980s in Andalusia with single glazing, an old air conditioner, and no insulation. The CEE report gives it label F.
You can upgrade to label E relatively easily:
1. Install double glazing in windows and doors → less heat loss.
2. Roof insulation (10–15 cm) → biggest step towards label gain.
3. Replace old air conditioning with a modern one → more economical cooling/heating.
4. LED lighting and A-label appliances (replace refrigerator and freezer) → immediately lower consumption values.
With these measures, the house will achieve at least label E and often higher, thus meeting the standard.
Tips for quickly gaining label points
• Start with insulating the roof and windows: this will yield the biggest improvement.
• Consider a heat pump or solar boiler for extra points towards label D.
• Ask a CEE advisor in advance to calculate which measures are most efficient.
Conclusion
The new regulations make energy efficiency indispensable. Even older homes can be upgraded to label E relatively easily. By investing now, you will not only comply with the law, but you will also increase the value and rentability of your home.
