Why and what do I need a real estate agent for in Spain?
A real estate agent can help you find suitable properties that meet your wants and needs, and can guide you in negotiating the price and terms of the purchase agreement. Moreover, a purchase broker can advise you on the legal and fiscal aspects of the purchase and can help you arrange the necessary documents and procedures, and the broker is familiar with the area and can therefore also advise you on which neighbourhoods best suit your needs.
The Costa del Sol estate agent is completely FREE for the buying party. It is paid by the selling party.
What papers do you need to buy a house in Spain?
Before you can buy a property in the Costa del Sol, you need to have a few things in place:
- An NIE number (Número de Identificación de Extranjero), which is an identification number for foreigners.
- A power of attorney for a lawyer or notary, if you cannot be present at the signing of the purchase agreement yourself.
- A lawyer.
- A valid identity document or passport.
- The purchase contract, drawn up and signed by a notary.

Why do I need a NIE number?
An NIE number is required in Spain to legally live and work in the country, or to carry out financial transactions. The NIE number is a unique identification number for foreigners in Spain and is used by the Spanish government and other agencies to verify the holder’s identity. For example, without an NIE number, it is impossible to buy a house or open a bank account
Why do I need a lawyer when buying a property in Spain?
A lawyer can help with the following tasks when buying a house in Spain:
- Verifying the property’s ownership history
- Verifying that there are no third-party rights or claims on the property
- Reviewing contracts and other documents

Costs and Mortgage in Spain
There are several banks in Spain where you can take out a mortgage. In Marbella, you can even make an appointment in Dutch or English. Just keep in mind that as a non-resident of Spain, you must have a 30% own deposit.
Costs: You should also take into account around 11% additional costs such as, the lawyer and taxes.
Can I rent out my property through you?

We can work with you to create a budget and a style guide for furnishing your home. Here, it is important to consider the purpose for which you bought the home.
Can I import my car from the UK?
We can arrange this for you, just keep in mind the following things that need to be in order:
- Make an appointment with a recognised inspection body to have the car inspected.
- Obtain a certificate of conformity from the car’s manufacturer or importer.
- Make an appointment with a Spanish insurance company to be insured under Spanish law.
- Apply to the Spanish Traffic Department (DGT) to register the vehicle and request your registration plate and insurance documents.
- Pay the necessary taxes and insurance premiums.
- Make sure your car complies with Spanish traffic regulations and environmental requirements.
